Sellers who are comfortable with the selling process but need a better way to market their house besides a newspaper ad have an alternative. If as a seller you are comfortable with paying a buyer's agent for bringing a qualified buyer, then the solution for you may be one of our Limited Service options listed below.
If you are comfortable working with a buyer's agent who represents the buyer as some sellers are, then a MLS-Limited Service Plan ("MLS LSP") option may be the program for you. With the MLS LSP program, you pay a one time fee to list your home in MLS and Realtor.com plus you agree to compensate the broker who brings a buyer.
With a fee-based concept, you get to choose the level of service that meets your needs. As a Seller, you will keep more in your pocket for your next home purchase; a "co-op" agent receives the same commission as with a traditional brokerage and TCAT Realty receives a fee based on the services provided. If you decide to add services at a later time, they can be contracted for on an individual basis.
Note: Local newspapers charge between $200-$300 to advertise a home for a 30 day period. If you have tried advertising yourself, did you receive significant value for your investment? Or, did you get many unqualified calls and many service provider calls?
