Who does TCAT Realty Services provide services to?
We provide services to all sellers and buyers but primarily serve in the Central Florida area including Orange, Osceola, Seminole, Lake, Brevard and Volusia counties.

What is a flat fee service agreement? What is a limited service agreement? What is a MLS LSP agreement?
All three agreements are essentially the same. These agreements allow a seller to pay a single up front fee for a specified service generally defined as providing information for MLS advertising and offering a co-op fee.

What is the Multiple Listing Service - "MLS"?
The MLS (Multiple Listing Service) is most dynamic source of property listed by REALTORS ©. When prospective buyers contact a real estate agent to look for a future home, the real estate agent will review the MLS system for properties meeting the prospective buyer's criteria. If you home is listed in the MLS - real estate agents will be inclined to show your property because a 'co-op' (commission) will be paid to them at closing. To get the most exposure you need to be in the MLS.

What is a 'Co-Op'?
A 'co-op' is short for cooperating commission, specifically, cooperation with buyers agents. This cooperation in turn means compensation or commission to the REALTOR ©. A 'co-op' is negotiable at the time of listing but we suggest 2%-4% of the sale price. REALTORS © are motivated to bring buyers to your home by this 'co-op'. It is our recommendation that you publish your 'co-op' offering on all flyers or advertisements.

Who handles the negotiation with the flat fee service(MLS LSP)?
You represent yourself and negotiate the offer directly with the buyer or buyer's agent with a TCAT Realty MSL LSP program. Or for an additional 1% paid at closing (up to $3000), we will represent you and assist with:

  • Value Enhancement - Assist in negotiating contracts and counter offers. Work to save you money in all facets of the transaction.

  • Paperwork reduction - Handle all of the paperwork from contracts to closing plus work with the other professional involved in the closing process including inspectors, appraisers, surveyors, title companies and buyer's agent.

  • Document review - Review offers, answer your questions throughout the process, prepare an estimated summary of proceeds, review the HUD-1.

Are there any hidden costs with a flat listing service (MLS LSP)?
There are no hidden costs with the flat listing service. You pay us the flat listing fee at the time of listing. At closing, you pay the agent who brought your buyer the compensation you specified in MLS & the listing contract which includes a $200 compliance fee which is paid to TCAT Realty. If you sell your property yourself, without the help of an agent, you do not owe any commissions or compliance fees.

What are the costs with a full service listing?
You pay us the flat listing fee at the time of listing. At closing, you pay the 2% listing commission less the flat listing fee and pay the agent who brought your buyer the compensation you specified in MLS & the listing contract. If TCAT Realty sells your property, you pay a 2% listing commission less the flat listing fee and pay the agent who brought your buyer the compensation you specified in MLS & the listing contract.

How do I make changes to my listing?
You can simply email changes to us regarding your listing at anytime. Please review your listing agreement for more information about making changes to the listing.

Can I use my own sign on the property?
Most definitely, it is recommended that you put the MLS number on it if you do so agents will know that your home is already listed. If they have a buyer shopping in that neighborhood, they will look your home up on MLS and schedule an appointment. How long does it take for the listing to appear on the MLS and Realtor.com?
Once we receive the paperwork (i.e. listing information, listing agreement, pictures, payment) from you we will upload your listing into the MLS by the end of the next business day. Once it is entered, agents will have access to your property information immediately. Realtor.com and all the other public web sites feed directly off the MLS - it usually takes 1-2 days for your listing to appear on all the public web sites.

Will my contact info be displayed on Realtor.com?
No. The NAR (National Association of Realtors) prohibits Realtors from including sellers' contact information on Realtor.com directly because it is publicly accessible. Do not confuse Realtor.com with the local MLS. They are two separate entities. Realtor.com downloads property data from the local Board of Realtors (MLS) and makes that information available to the public on a limited basis. We list the seller as the property contact on the MLS.
